International on Turtle Creek:
Not Just Another Commercial Property

The Garden of the Trinity Corridor
During its elaborate renovation, IoTC became the manifestation of the owner/designer's personal credo - to meld business and nature in a setting that is relaxing, beautiful and energizing. The 157,640 sq. ft. of the property features a "split-building" design, featuring a wide, central "lane" that runs the full length through the center of the property. This lane will allow guests and tenants easy access to showrooms on either side of the strip, as well as to head-in parking. Like all the exterior aspects of IoTC, the corridor is exquisitely landscaped, providing the feel of a carefully tended garden. The property also utilizes a combination of exotic foliage, stone and water features.

Natural and Innovative Lighting
Jim Lake recognizes that the sun provides both natural beauty and ambient energy. Over 75 skylights (on average, one every 2,000 sq. ft.) and huge floor-to-ceiling windows bathe the interior of the buildings with vivid, natural illumination, and seamlessly reveal large, open showrooms, high ceilings, and innovative, interior architectural lighting. This is especially important for designer showrooms that are concerned with accurately evaluating subtle shades of color or matching rich, complex textiles.

Specially Designed, Behind-the-Scenes Functionality
This emphasis on organic form is used in counterpoint to a very deliberate emphasis on function. Wide, pedestrian-friendly sidewalks and spacious head-in parking have been stylishly embedded into the look of the property. Behind the scenes, running the length of each half of the property in the back, are specially designed corridors and end docks that utilize platform trucks to facilitate loading and unloading of products or trash in a manner that is out-of-sight of visiting clients.

A Healthy Working Environment
The location of IoTC makes it ideal for residents who are interested in a healthy working environment. The property is an integrated part of the Trinity Trail, and its elaborate landscaping provides lush walking and jogging trails, virtually on-site. Business-oriented residents will appreciate the proximity to the Dallas Design Center, a wide variety of restaurants and hotels, and all the bustle of downtown Dallas.

Respected Neighbors
A 38,620 sq. ft. area has been leased to Allan Knight and Associates, as well as a 5,090 sq. ft. area to Ellouise Abbott Showroom. In addition, OFS Brands, Elegant Addition, Margaux's, Les Antiques, J.H. Lighting, Carlin and Company, Tufenkian, Bausman and Company, Couristan, Adele Kerr, Arc-Com Fabrics have leased space in IoTC.

The Legacy of Jim Lake Senior
International on Turtle Creek fuses outdoor beauty with modern functionality, preserving the natural elegance of the Dallas environment. The property's "garden-esque" style of redevelopment was conceptualized and executed using as inspiration the legacy of Jim Lake Sr., who founded Jim Lake Companies, and designed both the Botanical Gardens and Pioneer Plaza and helped design both the Dallas Arboretum and Pioneer Plaza.

International on Turtle Creek & The Trinity River Project

The Second Largest Public Works Project in Dallas History
The Trinity River Project is planned to be the second largest public works project (after the DFW airport) in Dallas' history, as well as the country's largest urban park. Under the current plan, warehouse space along Irving Boulevard would be turned into a residential and commercial strip. Properties there would be set aside for multi-family apartment complexes, office buildings and high-rise condos with pedestrian-friendly ground-floor retailers.

In the Heart of the Project
When the Trinity River Project is complete, the resulting developments will infuse billions of dollars of taxable value into the properties that are located within its 20-mile length. International on Turtle Creek, located at 150 Turtle Creek, will be located within the heart of this Trinity Corridor. Tenants of IoTC will be in a great location - and one that will only continue to improve.

Direct Access to the Trinity Trail
International on Turtle Creek's location within the Trinity Corridor is fabulous for companies interested in providing a healthy working environment for their employees. The property has been designed with wide pedestrian sidewalks that will directly lead to the Trinity Trail's lush walking and jogging paths.

Access to the Improvements of the Trinity Development
Business-oriented residents will appreciate the proximity to a wide variety of restaurants and hotels, and all the bustle of downtown Dallas. This will only be enhanced over time as more and more infrastructure is nestled into the existing framework of the area, and more businesses relocate to take advantage of the urban park's appeal.

A Good Move to Make Now
According to City Council Member Ed Oakley, who spoke to the Dallas Morning News about the upcoming developments, "We've got more people looking at {the Trinity Corridor} than you can imagine. When you have that kind of investment in a project, people want to know they can be part of something - that bright and shiny penny."

The location of International on Turtle Creek promises that residents will be getting in on the ground floor of one of the most vital pieces of real estate that Dallas can offer in the coming decades.

The Jim Lake Companies:
A Tradition in the Trinity Corridor

For over 40 years, Jim Lake Companies has been a Dallas-based commercial real estate development company that specializes in office, warehouse and office/showroom properties. The company enjoys a consistent 92% plus occupancy for over 1,950,000 sq. ft. of owned property.

Early History
Founded in 1964 by Jim Lake, Sr. (father of current CEO Jim Lake, Jr.), the company focused on speculative office/warehouse building in Plano Texas. In the 1970s, the company expanded its focus to include properties in Brownsville, Austin, and the Trinity Industrial District in Dallas.

In 1976, Mike Morgan became a partner with Jim Lake Companies. Together with Lake, Sr., the two developed an overlooked piece of land behind the Wyndham Anatole. The development was such a resounding success that the company went on to build a sizeable presence within the Trinity Market area, as well as the North Oak Cliff area (the Bishop Street Arts District) - a presence that it still maintains to this day.

The 1980s
In 1985, Jim Lake, Jr. joined the burgeoning company. His background in brokerage added a considerable benefit to the company. In his first year, he helped design, build and lease projects totaling 135,000 sq. ft. However, starting the next year, the industry began the largest real estate slump in history (1986-1989). During this period, Jim Lake Companies became a full-service company, focused on effective management, leasing and dispositions. While the period was unfriendly to new developments, the company emerged with a solid team of developers, brokers and managers.

The 1990s
In 1991, Jim Lake, Jr. formed Jim Lake Partners to acquire, broker, renovate and redevelop properties in the Trinity Industrial District, as well as to expand service to third parties. This partnership was poised to take advantage of the existing foundation that had been built and acquired over the years, and which had been honed by the difficult days of the past five years.

Today
The company continues to provide reliable market knowledge, beautifully functional redevelopments, and a dedicated, successful team of architects, brokers and developers to potential clients. It is currently very involved in supporting and enhancing the development of the Trinity River
